This is a busy month in many households. Summer is over. The kids are back in school. It’s time to prepare for the change in seasons. One thing that's not experiencing a whole lot of change is the real estate market in our city. Detached homes (-3.3% from last year) continue to outperform attached (-4.7%) and condos (-7.1%). The considerable difference between housing sectors can be directly attributed to inventory levels and months of supply which are quite different between the three. Now more than ever, it's very important that both buyers and sellers pay close attention to the data in their particular market segment. Should you have any questions or wish to discuss an upcoming purchase or sale please let me know. QUICK STATS
*Months of supply: The ratio between inventory and sales which represents at the current pace of sales and how long it would take to clear existing inventory. **Benchmark price: The monthly price of the typical home based on its attributes, providing the best measure of price trends.
